Residential Closings
A residential closing is the appointment where a home changes hands. Cornerstone prepares the paperwork, handles the money and files the deed with the county.

Who it is for
Home buyers, home sellers and homeowners refinancing a loan, along with the realtors and lenders who work with them.
What Cornerstone does
- Open the file and order the title search.
- Prepare the title commitment, which is the written summary of what the title insurer will insure and what has to be fixed first.
- Coordinate with your realtor, your lender and the other side so everyone works from the same facts.
- Prepare the settlement statement, the page that lists every dollar going in and out of the deal.
- Run the closing, collect signatures and pay out the funds.
- Record the deed and mortgage with the county, which puts the new owner on the public record, and issue the title policies.
What you need to bring or do
- A government-issued photo ID, with the name matching your contract.
- Buyers: closing funds by wire or cashier's check, as we instruct. Call us to confirm wire instructions before you send anything.
- Buyers: proof of homeowner's insurance if your lender requires it.
- Sellers: keys, garage door openers and any access codes for the new owner.
- Sellers: a forwarding address, and the name of any lender that needs to be paid off.
The full list is on the buyers and sellers page, along with a plain walkthrough of closing day.
