Commercial Closings
A commercial closing transfers an office, store, warehouse, apartment building or land. These deals usually have more parties, more documents and more moving parts than a home sale.

Who it is for
Investors, developers, business owners, commercial lenders and the attorneys who represent them.
What Cornerstone does
- Order and review the title search, and prepare the title commitment.
- Work through the commitment's exceptions. An exception is a problem or condition the insurer will not cover unless it is cleared or accepted.
- Coordinate with the buyer's, seller's and lender's attorneys so the closing documents match.
- Collect the documents that show who has authority to sign for each company or trust involved.
- Connect you with a licensed surveyor when a survey is needed.
- Run escrow and the closing, record the documents and issue the title policies.
What you need to bring or do
- The purchase contract and any amendments.
- Names and formation documents for each entity buying or selling, such as an operating agreement.
- The lender's contact and closing instructions, if the purchase is financed.
- Any existing survey, leases or environmental reports you have.
- The names of the attorneys working on each side.
